‘Caulfield Village’ is a large master-planned infill development transforming surplus land associated with the Melbourne Racing Club, in Caulfield. Occupying a total area of approximately 5.5 hectares, the land is being developed as three separate, but integrated precincts; a Residential Precinct, a Mixed-Use Precinct, and the Smith Street Precinct.

Across the three precincts a total of over 1,000 dwellings, 15,000 square metres of retail floor space and 20,000 square metres of commercial office space is expected to be provided.

SJB Planning is providing town planning advice to the developer consortium and it’s consultant team to assist in mapping out approval strategies for the successful delivery of the master plan objectives across all three precincts. The planning issues are numerous and complex and, accordingly, the project team includes a number of specialised disciplines which all need to be reconciled when planning for a new community from first principles.

SJB Planning has played a key role in obtaining planning approvals for the Residential and Mixed Use Precincts, with planning approvals yet to be sought for the second stage of the Mixed Use Precinct and the Smith Street Precinct.
