Located in the bourgeoning inner-city suburb of Richmond, Cirque responds to the finer, grittier grain of the area and presents a mature and considered response to the street. Taking cue from the surrounding warehouses the rectangular forms constructed in concrete provide an appropriate scale and solidity. Clad in timber and steel, these materials give warmth and texture to the façade, adding elegance without fragility.
Located immediately to the south of the commercial precinct on Bridge Road, this exciting mixed use development provides a transition to the residential neighbourhoods to the east, west and south.
Comprised of 88 premium quality apartments over 6 levels, many with extensive balconies and terraces, the development is a highly successful example of inner-city, medium density housing. In addition to the residential apartments, ground floor commercial tenancies provide an active street frontage.
Cirque has been designed to meet stringent Environmentally Sustainable Design (ESD) Standards, which have been achieved in several ways. The roof top hosts solar collectors used for common area lighting and hot water. Rainwater tanks harvest run-off for local landscape elements, and the design of the building enhances the access of natural light and ventilation within common areas and individual dwellings. In addition, a sustainable travel initiative is in place, with 2 share cars available for residents who do not require a permanent vehicle. This allowed for a major reduction in the car parking provision.
SJB Planning and the project team worked closely with Yarra Council to deliver a development that which was supported by Council officers and ultimately approved through mediation at the Victorian Civil and Administrative Tribunal. This project highlights the positive outcomes which can be achieved by close collaboration across a range of stakeholders in the planning process.
Planning approval for the sale and consumption of alcohol in association with a restaurant was also successfully obtained by SJB Planning for Minamishima within the commercial tenancies.
